POSITION SUMMARY: The position will be responsible for the overall presentation of the building, maintaining a professional environment and ensuring the readiness of critical systems and services.
 
DUTIES AND RESPONSIBILITIES:
Ensure optimal functioning of building systems including mechanical, electrical, and fire/life safety.
Maintain HVAC, emergency generator, UPS, fire pump, fire alarm, and security systems.
Available to be on the emergency call list for fire and security
Open / close facility as needed
Oversee facility maintenance requests, includes assigning work orders, logging all completed requests, and maintaining complete records.
Responsible for all building and grounds programs relating to the interior and exterior conditions and appearance of the property.
Oversee contractors for facility renovation projects.
Maintenance of buildings and grounds to include plumbing, carpentry, painting, and plastering.
Source qualified subcontractors, receive bids, seek approval, assign the work, and checks on performance.
Identify current and future maintenance requirements.
Complete facilities operational requirements by scheduling and assigning employees; following up on work results.
Coordinate removal of wood, paper, and plastic compactors and cardboard trailers.
Contribute to team effort by accomplishing related results as needed.
QUALIFICATIONS:
High school diploma or general education degree (GED) required.
10 + years overall experience, 7+ years experience in facility maintenance management
Prior supervisory experience required.
Experience overseeing and hands-on in building maintenance: activities required to repair, upgrade, and prolong the life of equipment.
Working knowledge of building and grounds, including carpentry, electrical, mechanical, and plumbing systems to maintain building or effect changes either in house or through outside contractors.
Demonstrated ability to respond quickly to emergency situations
Detail oriented
Ability to work with minimal supervision
Good organizational analytical, communication and administrative skills
Good planning, coordinating and follow up skills
Intermediate skills with Microsoft Office, (Outlook, Excel, Word, Internet Explorer). Ability to use work order system.
Ability to read blueprints required.
Excellent technical, interpersonal, and analytical skills
Excellent written and oral communications skills
Ability to operate forklift equipment, backhoe, and plow truck.
Valid driver's license is required.
